Landlords have a duty of care to provide an annual inspection, that covers the below aspects:

1. Pipework, Flues, and Appliances all require maintenance. This responsibility is met by having your gas appliances serviced annually in accordance with the manufacturer’s recommendations.
2. Gas Safety Check – This is a legal requirement that must be completed every 12 months and verifies that all of your gas fittings and appliances are safe to use.
3. Record – As a landlord, you must preserve a copy of your gas safety certificate cp12 and provide a copy to your renter within 28 days of its issuance. Before they can move in, new renters must get a copy of the certificate.

What happens if a tenant wishes to bring their own gas appliance to the rental?

You’re still responsible for making sure the supply pipework is up to code. If a tenant abandons an appliance at the end of a tenancy, it is your responsibility to get it inspected before the next tenant signs a new lease.
